Constant Communication

We know that the backbone of good relationships is communication, and since we consider our tenants and clients our friends, we take clear communication very seriously! 
Using AppFolio software, we keep information flowing freely with your very own secure online portal. With information like leases, current tenants, inspection photos, payment notifications, and financial records, you can be on top of things from 10 to 10,000 miles away, twenty four hours a day!

On top of that, we place a high priority on being personally accessible as much as possible through text and over the phone!

Marketing & Advertising Strategies

When we come out for an initial property inspection, we're just just evaluating what kind of income your house can make, we're also taking note of how we can promote it best! We take fantastic photos of each property and promote it on social media, our personal website, and face-to-face in our office!

Then when someone shows interest, we walk them through any questions they may have and do our best to promote the perks of living in your property to get your vacancies filled faster!

Tenant Screening

Not every prospective tenant is a good match for any home. A small family with a large dog might be miserable in an apartment, but ecstatic in a house with a fenced yard! 

When we screen tenants, we not only review their credit history, criminal record, rental past, and verify employment, we take into accountwhat kind of home would best fit their preferences and lifestyle so your tenants are happy and comfortable. 

When we find the right tenant for your property, we draw up and lease and get them ready to move in!

Leasing

Once a prospective tenant is ready to move in, they are given a professionally written and legally reviewed lease to sign with our licensed, in-house Real Estate Broker. 

He goes over the main points of the lease to ensure that they understand the gist of the document and answers any questions. Then we collect rent, security deposits, pet deposits and any other fees that may apply. These are all deposited and stored according to legal requirements and recorded in your online portal.

Then the tenant is given a walk-through checklist to review any possible issues with their new home. This is important to keep track of any pre-existing conditions or damage that did not occur while the tenant was residing in the property.

We've seen too many property owners lose money and be manipulated by tenants into letting them live in a property rent-free for months on end! 

While we do our best to maintain positive, respectful relationships with tenants, we are very firm about getting your rent paid and getting it paid on time! We provide incentives for timely payments and consequences for late payments (as laid out in the lease). 

You can rest assured that we will treat your investment as an investment and not a hobby!

Maintentance

Maintenance is a "necessary evil" for keeping your property bringing in the profit. Without prompt and regular maintenance, problems will compound and the quality of your renters will quickly plummet, along with your reputation and cashflow! Not to mention that there are legal requirements for keeping properties in reasonably livable condition.

Paige Properties has four experienced in-house maintenance employees available, but we'll also work with your preferred maintenance service. Over the years we've built up relationships with many local plumbing, heating, and appliance companies in the area, and learned the ins and outs of working with each one.
We've also learned which problems to prioritize and which ones have minor repercussions so that we don't wipe out your profit with every minor thing wrong at the property.

Inspections

To maintain your living and care standards for your property, our head managers conduct regular inspection. Exterior inspections are conducted on a quartly basis, and we take photos to be stored in your Owner Portal so you can see how your property is looking for yourself. 

Interior inspections are conducted twice a year, or every six months. We also take photos at this time to document any possible damage and the cleanliness standards of the tenant. These can be invaluable for future reference!

Evictions

Even with careful and experienced screening, there sometimes comes a point where a tenant needs to be removed from a property. If a tenant breaches their contract, is causing excessive damage to your property, or refuses to pay their rent, we take the necessary steps to send them on their way and place a more suitable tenant in your property.

We've had plenty of experience with the rules, laws and regulations surrounding the eviction process and how to handle any potential aftermath, such as abandoned personal property, excess damage or legal action. 

Accounting

Our goal is to maximize your profit and minimize your costs. We record all the transactions associated with your property in your personal online Owner Portal. This keeps all your financial information in one central location that's easily accessible to you at any time. 

We provide each one of our owner clients with a personal, secure, password-protected account that contains all their information and even offers communication options so that you can not only see everything that goes on, but you can quickly and easily ask any questions with the click of a button.
