The rental process can be confusing, so we've put together a simple checklist to take you from searching to renting!

  • Pick A Place To Live
    • We have houses, duplexes and apartments! 
      See them all

  • Submit An Application - We make the application process quick and simple! Our applications are a two page document that can be filled out in as little as five to ten minutes. 
    • Click the APPLY NOW  button attached to the property you are interested in or
      • get a hard copy in our office
      • or click HERE to print out a hard copy and bring it in to our office 
    • Pay the $35 fee per adult on the application. This fee covers the cost of checking your credit history.

  • We'll Let You Know If You're Approved
    • We'll run a credit check, review payment history, your employment , contact references
        and look at your monthly income.
    • We'll contact you within approximately 24 hours or less!


What's Next?


  • Sign A Lease See A Sample Lease
    • You'll pay the security deposit (it's always equal to one month's rent)
    • You'll the first month's rent (it will be pro-rated from the day you move in!)
    • All of this can be done online!
  • Get Keys
    • House keys, mail keys, garage door openers, the works!

Congratulations! That's all it takes to move in!


All Inclusive Utility Package

We offer an All Utilities Included Package for our apartments. 

This consists of adding an extra $200/month (2 bedrooms) or $225/month (3 bedrooms) onto your monthly rent and will cover your water, sewer, trash, gas, and electric with an $150 cap on gas and electric. 
This could save you up to $450 in transfer fees and deposits!

This only applies to the Paige & Northstar Apartments.

What If...?

My Credit Is Poor?

We don't have number cutoff for credit scores, although it does affect our decision!

We prefer to look at your entire application and history, like where you work and how long you've worked there, what kinds of collections you have (medical or cable?), what your previous landlord thought of you, what your monthly income looks like, and how many people will be living in the apartments!

You can also consider a co-signer for your lease. This is someone who would be responsible for paying the rent if you cannot, but wouldn't necessarily live there.

We feel this approach gives us a much better idea of who our tenants are than reducing them to a number!

I Have A Pet?

We certainly love animals around here! 
We even have our own security dogs named Athena and Hades!

We accept pets under 40lbs with a $200 pet deposit, (in some cases it is a pet fee) and that deposit may be refundable at the end of your stay!

Unfortunately, we can't accept larger, high energy dogs in our apartments as it's not healthy for the dog or the apartment! 

Some rentals do not allow animals at all. You will need to check the conditions of each rental unit if you plan to have a pet.

If you do have a larger dog, or multiple dogs, please consider looking into renting a house with a backyard and more room for your furry friends to play!

Cats, of course, are always welcome!

I Have A Felony?

This one is tricky. 

We don't reject felons outright, as we are aware that some people are carrying the consequences of a mistake they made when they were much younger, and still need a place to live! But we also want to keep our properties a safe place at the same time.

Because of this, we require an interview face-to-face in our office for any prospective tenants with a felony to discuss the nature of the crime, and how long ago it was.

However, for the safety of our tenants, and because all our apartments are located in a school district, we cannot and will not accept any registered sex offenders.
